Esenyurt is a hyper-dense, high-volume budget-apartment district on the European west side — Istanbul's cheapest entry point and its highest-yield zone, and the engine room of citizenship-threshold foreign investment. It is a landscape of branded residential compounds served by the Esenyurt metro and the Metrobus, with Marmara Park and nearby malls (and the TÜYAP centre about 5 km away) for amenities. Around 250,000 foreign residents live here, and density is among Europe's highest. For buyers, pricing is around $800–$1,200/m² — the city's most accessible — with studios and small one-beds from roughly $35,000 and one- to two-beds around $60,000–$120,000. Gross rental yields are the highest in Istanbul at about 9–9.4% (roughly an 11-year payback), though capital appreciation is slower than premium districts. The Esenyurt metro and Metrobus connect to the centre along the E5/TEM corridor toward Istanbul Airport and Kanal Istanbul.
