Mina Rashid (Port Rashid) is Dubai's first commercial port, now being reborn as Emaar's Rashid Yachts & Marina — a waterfront master-community of marina, floating yacht club, canal pool, promenade and Mina Rashid Beach, with the Queen Elizabeth 2 (QE2) floating hotel as its signature landmark and Dubai Maritime City alongside. (Historically the original waterfront masterplan was attributed to Nakheel; the current residential development is by Emaar.) Cargo operations moved to Jebel Ali in 2018, freeing the port for residential redevelopment. For buyers, entry one-beds start around AED 1.2M–1.76M (≈ USD 327k–479k), with two-beds roughly AED 2.5M–4.2M and recent listings at AED 2,200–4,000/sqft; Emaar projects include Marina Place, Marina Views, Ocean Cove and Seascape. Gross yields are about 4–5.5% long-let, with agency projections of 6.5–8%+ for holiday/short-let (indicative, not portal-verified), and service charges run high (~AED 20–30/sqft) due to the marina infrastructure. There is no internal metro — Al Ghubaiba metro is ~15 minutes away via Al Mina Road — with Downtown and DIFC ~10–15 minutes. The buyer base is mostly investors and second-home/yacht-owning buyers plus Downtown/DIFC executives, and it is largely off-plan (handovers 2026–2028).
