Kuşadası City Guide

Kuşadası is the Aegean cruise-and-holiday town of Aydın province — a palm-lined promenade, Ladies Beach and a busy marina on the doorstep, with ancient Ephesus just thirty minutes inland. A long-established European holiday-home market, it undercuts Bodrum on both price and cost of living while offering a similar Aegean lifestyle. The town's population was about 131,000 in 2022 and roughly doubles each summer with tourists and seasonal workers; demand spans the centre and marina, Ladies Beach, and the southern Long Beach neighbourhood of Davutlar. For buyers, older apartments start from around €45,000, modern villas from about €125,000, and luxury villas range €250,000–€2,000,000; apartments average roughly ₺59,000/m² and houses ₺79,000/m² (September 2025). Gross rental yields are typically 5–6% (up to ~7%, and as high as ~12% on premium short-term lets). It is about 95 km south of İzmir and ~75 km (around an hour) from İzmir Adnan Menderes Airport, with Turkey's second-busiest cruise port. The buyer base is strongly European — UK and German holiday-home owners in particular — with Turkey's $400K citizenship route relevant mainly at the luxury-villa end. See the Turkey Investor Guide.
